Trauma and Crime Scene Cleaning in Englewood?

Late Night Crime

Late one night in January, a man attempted to rob my Englewood convenience store. A review of the security camera footage showed the scene as it unfolded. The robber was pointing a gun at the clerk behind the counter and was caught off guard by a good Samaritan who came from the back of the store and tackled the robber. The gun went off, but the shot went wide, and the robber was quickly knocked to the ground and pinned down.

The Englewood Police Department came out and arrested the robber. They took statements from my store clerk and the good Samaritan and were through with the investigation in an hour. Blood and glass covered the floor, and a whole shelving unit was knocked over during the skirmish. I had to get the crime scene professionally cleaned before I could reopen the store.

Mile High Nightmare

This is a picture of something you never want to see when you come into work on a Monday, but there it was, a gaping hole in my warehouse roof, and lots of water covering the floor. Evidently the roof experienced some damage during the last storm when high winds ripped off some shingles and compromised the roof’s integrity. With all the snow on the roof there was no way of telling that the damage had happened until the snow melted, and you know the rest of the story. . .

During 2011–2015, an estimated 37,910 fires in industrial and manufacturing properties were reported to U.S. fire departments per year.

These included:

  • 6,730 outside or unclassified
  • 7,770 structure fires
  • 3,410 vehicle fires
  • An estimated $1.2 billion in property damage per year
  • Structure fires are more common in manufacturing or processing properties, while vehicle fires are more common in agricultural properties.
  • Electrical distribution and lighting equipment was involved in 24% of structure fires, and heating equipment was involved in another 16% of these fires.
  • Hot ember or ash was the leading heat source in 15% of outside non-trash fires in industrial properties.
  • Vehicle fires are more common in the fall months, particularly in October, likely due to harvesting activities.

During 2011-2015, there were an estimated 37,910 fires at industrial or manufacturing properties (including utility, defense, agriculture, and mining) reported to U.S. fire departments each year, with associated annual losses of 16 civilian deaths, 273 civilian injuries, and $1.2 billion in direct property damage. The vast majority of these fires (71%) occurred in outside or unclassified locations, with another 20% taking place in structures and 9% of the fires in vehicles. The 20% of fires taking place in structures accounted for the largest shares of losses in all categories – 49% of civilian deaths, 80% of civilian injuries, and 67% of direct property damage. Almost two-thirds (65%) of the combined industrial or manufacturing facility structure fires occurred specifically in manufacturing properties (as opposed to utility, industrial, defense, agriculture, and mining properties).

Many projects currently underway are multifamily, meaning apartment or condo buildings, with nearly 10,000 new residential units in the downtown area, the report also says.

Some people say developers are overbuilding, creating too many apartments that contribute to worse traffic and overcrowding in the city.

Schippits said one way developers decide whether to build is by looking at the number of apartments compared to jobs available. CBRE is a Los Angeles-based commercial real estate services and investment firm.

Denver's job-per-apartment unit ratio is 5.9, meaning for every 5.9 jobs, there's one apartment unit.

"As a metro area... we're underperforming when it compares to our competitive set like Seattle or Austin," Schippits said. "If you peel the onion away any more...downtown is even further behind."

Downtown's ratio is at 6.6, above the national average of 6.1.

"What we're forecasting is with all the new apartments coming online, plus the jobs that are created downtown as predicted by Moody's [Analytics], our ratio will drop to 5.2," he said.

"So we're not overbuilding," Schippits said, adding that building more apartments is key to controlling for expense. "If we have more supply, there's less pressure on cost."

Usually, a post-construction clean up will include the following:

– sweep and vacuum all surfaces, including ceilings, walls
– sweep, mop, and disinfect floors
– vacuum all upholstery
– wipe down doors, knobs, baseboards, moldings, and hardware
– thorough wipe-down and sanitization of bathrooms and kitchens (including appliances, cabinets, and counters)
– dust, vacuum and wipe-down of all window interiors including sills and frames
– dust all ducts, grates, vents, blinds, ceiling fans, and lighting fixtures
– clean all hardware such as hinges and handles
– clean inside and outside of shelves and cabinets
– clean inside all closets
– removal of all remaining trash and debris (although your contractor should have removed most of this as part of the contract)

What are the real risks to my business?

How much coverage can I get?

What flood zone am I in?

Below are three major categories of flood zones. To get the specifics on what flood zone you live in, find an agent or contact us.

A Zones are usually located near a river, lake or stream - making them the second highest risk zone. Average premium is around $557 annually.

V Zones are usually located near the ocean. This makes them particularly vulnerable to storm surges (flooding caused by hurricanes). V Zones represent the areas at highest risk, and premiums in this zone are the most expensive. Average premium is around $1,000 annually.

B, C, X, and A99 Zones are less prone to flooding. Depending on your area, you may qualify for a Preferred Risk Policy and pay as little as $119 per year. Remember that almost 25% of all flood claims come from these "low-risk" zones.

The definition of commercial property is any building used to generate profit; however this can be expanded to cover other types of non-residential properties. Commercial properties include:

Legal requirements for commercial fire alarm systems

As you can imagine, there is a lot more legislation concerning the installation, placement, testing and maintenance to regulate fire alarms in commercial premises than in residential buildings. British Standards provide guidelines that should be complied with and failure to do so is seen as a breach of a responsibility towards safety and can be punishable by law.

Fire alarms systems play such a key safety role in commercial buildings and there are a lot of lives potentially at steak. If the fire alarm systems are not sufficient then harsh penalties can be given, including hefty fines and in the case of extreme negligence, this can even result in imprisonment if lives are lost as a result of an ineffective approach to fire safety.

In addition if a fire does occur in commercial premises insurance policies may be voided if it can be proved that the fire alarm and smoke detectors were ineffective.

  • The Downtown Denver Partnership’s most recent State of Downtown Denver report revealed that there is currently $2.47 billion worth of construction projects being planned (14 projects) or underway (18 projects) in the city, The Denver Post reported.
  • Projects include hotels (1,230 rooms), residential units (4,592) and office space (2.77 million). That level of construction dwarfs 2015’s hotel rooms (591), residential units (1,901) and 330,000 square feet of office space added — worth a total $634.7 million.

“If I left today and came back five years from now I wouldn’t recognize that intersection,” said Ward I City Councilwoman Sally Mounier, who represents the area. “I just wouldn’t.”

Over just the last few months, the bustling intersection near the Anschutz Medical Campus has seen a flurry of activity.
